CONGRADULATIONS!!! YOU HAVE A SIGNED CONTRACT!!! But wait, we're still a ways away from you getting a check to deposit. Home Inspection The buyer will most likely want to have a professional home inspector go over the house to see what's wrong with it. Now the Inspector is not looking to kill the deal so don't panic. The inspection will take about 2 hours and they will climb in the attic, look all around the house. Once the report is finished another round of negotiation will take place between you and the buyer as to what you will fix prior to closing. Some buyers can be picky and some aren't each situation will be different. If they have an agent, then their agent will be talking about the repairs, we will answer any questions you have, but Ultimate MLS Listing clients will have our advice as to how to get them to agree to not fixing some things and we will work to minimize the repair list. Once this step in finalize you can take a breather, this is the toughest part of the negotitiaion. Loan Approval This is an important one, the buyer is required in writting to notify you of when they get their actual loan approval. Since this is where most of the money to buy your home is coming from pay attention to this and make sure it happens. If the approval is late (and it does happen now that loans are tougher to get) don't panic but make sure the buyer is keeping you informed of what's going on. Loan Appraisal The lender will have the buyer purchase an appriasal to make sure that the house is worth the amount listed in the contract. We will help you set up a time for the appraiser to come to your home. Treat this like a showing, you want the appraiser to see your home in it's best light to he will give you a higher value. It normally takes 1/2 - 1 hour for the appraiser and they will want to measure most of the rooms in your home. As long as the appraisal comes back with a high enough number then there are no problems. If it comes back with a lower number, then either your contract price must be lowered, the buyer must come up with the difference, your deal with fall thru, or you negotiate with the appraiser to raise his value. Get ready to move In addition to packing, renting movers or begging friends to help, don't forget about disconnecting your utilities (Gas, Electric, TV, Water, Trash). Also, don't forget to contact your magazines for subscriptions, credit cards, and file that change of address with the post office for for those you don't remember. It's also a nice touch to send out notes to your christmas card list letting them know you are moving. Final Walk-Thru Usually the day before closing the buyers will want to walk back thru your home to make sure everything is the same was when the contract was signed and all repairs have been made. Closing Day This is the day you've been waiting for. At the title company there are different ways for this to be done. Sometimes everyone is in the same room, sometimes the buyers go at a different times from you. After it's all done and the title company has given you your check make sure you check with your lender in the next few days to ensure they got the payoff wire and your account was closed out properly. |
